T\u00dc\u0130K verilerine g\u00f6re Mart ay\u0131nda T\u00fcrkiye genelinde yap\u0131lan toplam konut sat\u0131\u015flar\u0131n\u0131n ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 0,1 oran\u0131nda azal\u0131\u015fla 105 bin 394 adet olarak ger\u00e7ekle\u015fti\u011fini kaydeden ATSO Ba\u015fkan\u0131 Ali Bahar, \u201cOcak ve Mart d\u00f6neminde de ge\u00e7en y\u0131la g\u00f6re y\u00fczde 1,3 oran\u0131nda azal\u0131\u015f ya\u015fand\u0131. T\u00fcrkiye ortalamas\u0131n\u0131n \u00fczerinde d\u00fc\u015f\u00fc\u015f\u00fcn ya\u015fand\u0131\u011f\u0131 Antalya\u2019da ise ayn\u0131 d\u00f6nemde konut sat\u0131\u015flar\u0131nda yakla\u015f\u0131k y\u00fczde 7 gerileme g\u00f6zlemlendi. Mart ay\u0131nda 5 bin 693 konut sat\u0131\u015f\u0131n\u0131n ya\u015fand\u0131\u011f\u0131 Antalya, ayl\u0131k bazda \u0130stanbul, Ankara ve \u0130zmir\u2019in ard\u0131ndan d\u00f6rd\u00fcnc\u00fc s\u0131rada yer ald\u0131. Ocak ve Mart d\u00f6neminde 15 bin 971 konut sat\u0131\u015f\u0131 ile \u0130zmir\u2019i ge\u00e7erek \u00fc\u00e7\u00fcnc\u00fc s\u0131raya y\u00fckseldi\u201d diye konu\u015ftu.<\/p>\n\n\n\n<p><strong>TEMEL ETKEN \u0130N\u015eAAT MAL\u0130YETLER\u0130NDEK\u0130 ARTI\u015e<\/strong><\/p>\n\n\n\n<p>Konut sat\u0131\u015flar\u0131n\u0131n gerilemesindeki en temel etkenin in\u015faat maliyetlerinde ya\u015fanan art\u0131\u015flar oldu\u011funu kaydeden ATSO Y\u00f6netim Kurulu Ba\u015fkan\u0131 Ali Bahar, \u201cGerek T\u00fcrkiye\u2019de gerekse Antalya\u2019da konut sat\u0131\u015flar\u0131n\u0131n gerilemesindeki en temel etken in\u015faat maliyetlerinde ya\u015fanan art\u0131\u015flard\u0131r. Ayl\u0131k y\u00fczde 3,41 oran\u0131nda art\u0131\u015f g\u00f6steren in\u015faat maliyetleri, y\u0131ll\u0131k bazda y\u00fczde 70,05 art\u0131\u015f ile ge\u00e7en y\u0131l\u0131n \u015eubat ay\u0131ndan itibaren y\u0131ll\u0131k bazdaki en y\u00fcksek art\u0131\u015f oldu\u201d dedi. Enflasyonun \u00e7ok \u00fczerinde bir art\u0131\u015f oldu\u011funa i\u015faret eden Ba\u015fkan Ali Bahar, \u201c\u0130n\u015faat maliyetleri ile enflasyon d\u00fczeyleri kar\u015f\u0131la\u015ft\u0131r\u0131ld\u0131\u011f\u0131nda,&nbsp; ge\u00e7en y\u0131l\u0131n Nisan ay\u0131ndan itibaren \u00dcFE ve T\u00dcFE oranlar\u0131ndan daha y\u00fcksek bir art\u0131\u015f sergilemektedir. Dolay\u0131s\u0131 ile in\u015faat maliyetlerinde enflasyonun \u00e7ok \u00fczerinde bir art\u0131\u015f g\u00f6rmekteyiz. Bu durum haliyle konut fiyatlar\u0131na da do\u011frudan yans\u0131m\u0131\u015ft\u0131r\u201d diye konu\u015ftu.<\/p>\n\n\n\n<p><strong>KONUT ARZI DURMA NOKTASINA GELD\u0130<\/strong><\/p>\n\n\n\n<p>Enflasyon ile birlikte in\u015faat maliyetlerinin de artm\u0131\u015f olmas\u0131n\u0131n, konut \u00fcretimini de a\u015fa\u011f\u0131ya \u00e7ekti\u011fini dile getiren Ba\u015fkan Bahar, s\u00f6zlerini \u015f\u00f6yle s\u00fcrd\u00fcrd\u00fc; \u201cGe\u00e7ti\u011fimiz y\u0131l, a\u015f\u0131r\u0131 \u015fekilde artan konut fiyatlar\u0131nda da bir s\u00fcredir yava\u015flama hatta gerileme oldu\u011funu g\u00f6rebiliyoruz. Ancak bu gerileme bir yere kadar ya\u015fand\u0131 ve durmak zorunda kald\u0131. \u00c7\u00fcnk\u00fc maliyetler \u00e7ok y\u00fcksek ve bu maliyetlerin alt\u0131nda bir fiyatlama s\u00f6z konusu olamaz. Antalya geli\u015fmeye ve h\u0131zla b\u00fcy\u00fcmeye devam eden bir \u015fehir. T\u00fcrkiye\u2019nin ve d\u00fcnyan\u0131n g\u00f6z bebe\u011fi Antalya\u2019m\u0131z her d\u00f6nem g\u00f6\u00e7 veren de\u011fil, g\u00f6\u00e7 alan bir \u015fehir olmu\u015ftur. Bu nedenle ciddi anlamda konut arz\u0131na ve stokuna ihtiya\u00e7 bulunmaktad\u0131r. Burada da kar\u015f\u0131m\u0131za \u00e7\u0131kan en \u00f6nemli sorun maalesef yine enflasyondur. Her sekt\u00f6rde oldu\u011fu gibi in\u015faat sekt\u00f6r\u00fcnde de yeniden s\u00fcrat kazanmam\u0131z i\u00e7in enflasyonun kontrol alt\u0131na al\u0131nmas\u0131 \u00f6nceliktir. \u0130n\u015faat maliyetlerindeki en \u00f6nemli kalem ge\u00e7en y\u0131la g\u00f6re y\u00fczde 108 oran\u0131nda artan i\u015f\u00e7ilik maliyetleridir. Enflasyonda da art\u0131k sona gelindi\u011fini biliyoruz. Asgari \u00fccrete ara zam yap\u0131lmayacak olmas\u0131 ve y\u0131l\u0131n ikinci yar\u0131s\u0131ndan itibaren fiyatlar d\u00fczeyinde ya\u015fanacak gerileme ile birlikte ara verdi\u011fimiz \u00fcretime h\u0131zla devam edece\u011fiz.\u201d<\/p>\n\n\n\n<p><strong>YABANCILARA KONUT SATI\u015eINDA SON 34 AYIN EN D\u00dc\u015e\u00dc\u011e\u00dc<\/strong><\/p>\n\n\n\n<p>Mart ay\u0131nda T\u00fcrkiye genelinde bin 778 adet yabanc\u0131ya konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015ftirildi\u011fini s\u00f6zlerine ekleyen Ba\u015fkan Bahar, \u201cToplam konut sat\u0131\u015flar\u0131 i\u00e7erisindeki yabanc\u0131lara y\u00f6nelik konut sat\u0131\u015f pay\u0131 y\u00fczde 1,68. Bu pay Antalya\u2019da ise y\u00fczde 10,9 olarak ger\u00e7ekle\u015fti. Hem yerli hem yabanc\u0131ya y\u00f6nelik konut sat\u0131\u015flar\u0131nda gerileme ya\u015fand\u0131\u011f\u0131n\u0131 g\u00f6rebiliyoruz\u201d dedi. Mart ay\u0131nda Antalya\u2019da sat\u0131lan 5 bin 693 adet konutun sadece 618 adedinin yabanc\u0131lara sat\u0131ld\u0131\u011f\u0131n\u0131 aktaran Ba\u015fkan Ali Bahar, \u201cBu gerileme t\u00fcm T\u00fcrkiye\u2019de ya\u015fanm\u0131\u015ft\u0131r ancak Antalya\u2019da bu oran, T\u00fcrkiye ortalamas\u0131ndan \u00e7ok daha y\u00fcksek. Antalya yabanc\u0131 konut sat\u0131\u015flar\u0131nda \u00e7ok uzun s\u00fcredir T\u00fcrkiye\u2019de ilk s\u0131radayd\u0131. Son birka\u00e7 ayd\u0131r ikinci s\u0131raya geriledi. Bu durum elbette yabanc\u0131lar\u0131n oturum izinlerinde ya\u015fad\u0131klar\u0131 problemlerden ve konut fiyatlar\u0131ndaki art\u0131\u015flardan kaynaklanmaktad\u0131r. Yabanc\u0131lar\u0131n yaln\u0131zca ev almaktan de\u011fil, kentimizde ya\u015famaktan da vazge\u00e7tiklerini g\u00f6rebiliyoruz. \u00d6yle ki 2024 y\u0131l\u0131n\u0131n ilk 100 g\u00fcn\u00fcnde ATSO\u2019ya kay\u0131t yapt\u0131ran yabanc\u0131 \u015firket say\u0131s\u0131 117 oldu. Bu say\u0131 ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 63 geridedir. Biz bu gerilemenin olaca\u011f\u0131n\u0131 zaten biliyor ve bekliyorduk. \u015eu anda ya\u015fananlar olmas\u0131 gerekenlerdir. \u00c7\u00fcnk\u00fc ge\u00e7ti\u011fimiz y\u0131llarda Antalya, beklenenin \u00e7ok \u00fczerinde bir yabanc\u0131 g\u00f6\u00e7\u00fc alm\u0131\u015ft\u0131r. Bunun mutlaka belli oranda tersine d\u00f6nmesi gerekiyordu.\u201d<\/p>\n\n\n\n<p><strong>Y\u00dcKSEK FA\u0130Z, KRED\u0130L\u0130 KONUT SATI\u015eLARINI DURMA NOKTASINA GET\u0130RD\u0130<\/strong><\/p>\n\n\n\n<p>T\u00fcrkiye genelinde Mart ay\u0131nda ger\u00e7ekle\u015ftirilen 12 bin 880 adet ipotekli konut sat\u0131\u015f\u0131n\u0131n toplam konut sat\u0131\u015flar\u0131 i\u00e7erisindeki pay\u0131 y\u00fczde 12,22 olurken, Antalya\u2019da ipotekli konut sat\u0131\u015flar\u0131n\u0131n bu ortalaman\u0131n alt\u0131nda kald\u0131\u011f\u0131n\u0131 hat\u0131rlatan Ba\u015fkan Bahar, \u201cAntalya genelinde Mart ay\u0131nda ipotekli olarak sat\u0131lan 425 konutun toplam sat\u0131\u015flar i\u00e7erisindeki pay\u0131 y\u00fczde 7,46 olarak ger\u00e7ekle\u015fmi\u015ftir. Bu gerileme konut fiyatlar\u0131ndaki art\u0131\u015flar ile birlikte faiz art\u0131\u015flar\u0131ndan kaynaklanm\u0131\u015ft\u0131r. Konut talebinde ya\u015fanan gerileme yaln\u0131zca yabanc\u0131 talebindeki azal\u0131\u015ftan kaynaklanmam\u0131\u015f olup kredi faizlerindeki art\u0131\u015flar da bu gerilemede \u00f6nemli bir etkendir. Verilere g\u00f6re 2024 y\u0131l\u0131nda kredi \u00e7ekerek ev sahibi olmak isteyenlerin say\u0131s\u0131nda ciddi bir azalma ya\u015fand\u0131. 2023 y\u0131l\u0131n\u0131n ilk 3 ay\u0131nda Antalya\u2019da bin 858 adet kredili konut sat\u0131\u015f\u0131 ger\u00e7ekle\u015firken bu say\u0131 2024 y\u0131l\u0131n\u0131n ayn\u0131 d\u00f6neminde yakla\u015f\u0131k y\u00fczde 53 azal\u0131\u015fla 881 adette kald\u0131. Bu da bize kredi ile ev sahibi olmak isteyenlerin say\u0131s\u0131nda ciddi bir gerileme oldu\u011funu kan\u0131tlamaktad\u0131r.
